Annual Percentage Rate & ARM

I'm attempting to calculate ARM (adjustable rate mortgage)
APR's (annual percentage rates). Fixed APR's are not a
problem. ARM APR's however, are problematic. Does anyone
have an equation or formula to calculate this?
