why do multiple cells get selected when i click only one cell?

In certain areas of the Excel file, if you click on one cell multiple cells
below get selected too; with out holding Shift down.

Sounds like you've got cells merging - try selecting the cells and clicking
on the drop down menu to the right of the Merge icon on the 'Home' tab and
select 'Unmerge cells'

may be?

cell has some formula which is referenced to different cells, so if
click on that it will select the referenced cells.

only if edit directly in cell is unchecked. ( tools | option | edit
tab )

If the cells are merged then it will still look like one not many.
Either the OP has hit F8 by mistake or he/she has a mouse driver that is
spooky.

Did you try to toggle F8?

Because if you press F8 this is what happens

Otherwise you might want to try to update the mouse driver
