Default OFFSET & MATCH

Dear All,

How can I get the following formula to work if F60:F70 isn't in order?
=OFFSET(F60,MATCH('Start Sheet'!D10,F60:F70,1)-1,MATCH('Start
Sheet'!H18,F60:T60,1)-1,1,1)

Thanks in advance
Regards
Warren
