Hi,

This formula is returning a #VALUE. Can anyone see an error in it

=SUMPRODUCT(--(Mortgages!$C$17:$C$997<""),--(Mortgages!$F$17:$F$997="A&l"),--(YEAR(Mortgages!$K$17:$K$997)=2007))

Perhaps your K range contains text rather than dates?
