Errata....

I wrote:
=rate(30*12, round(pmt(6.5%/12, 30*12, -150000), 2), -(150000-2000))

That should be ("12 *" added):

=12 * rate(30*12, round(pmt(6.5%/12, 30*12, -150000), 2),
-(150000-2000))
