Thanks Tom for you comments and suggestions. Unfortunately I was not able to use your solution because I wanted the flexibility of the utility remaining open and giving the user the choice of saving or not saving the changes rather than closing right away. But you helped in pen pointing the problem so I could rewrite the routine in a different manner but produce the same results.
