I am trying to create an If THEN statement in excel for inequalities.

B3 = 80
B4 = 60
B5 = Cell Value

I would like a function that will export the following into :

IF B5 = B3 THEN "+"
IF B5<B3, B5B4 THEN " "
IF B5<= B4 THEN "-"

This is the function that I currently have and it does not work:

=IF(B5=B$3,”+”,IF(AND(B5B$4,B5<B$3),””,IF(B5<=B$ 4,”-“)))

Can someone please help me out?
