If txtPAI.Value 100 Then
MsgBox "Percentage cannot exceed 100%", 64, "Error Message"
CloseButton.Locked = True
CloseButton.BackColor = &H80000013
txtPAI.BackColor = &H80000013
txtPAI.SetFocus
Else
If txtPAI <= 100 Then
CloseButton.Locked = False
CloseButton.BackColor = &H80000010
txtPAI.BackColor = &H80000005
End If


Works ok until textbox is left blank "" which returns the erro
message.


What am I missing here?

Maybe...

If Val(txtPAI.Value) 100 Then

It might be a good idea to add a check:

if isnumeric(txtPAI.value) = false then
'some warning message...
....
