Default Conditional formatting Help!

Hi,

I've got a problem with conditional formatting.

3 conditions

=$AO88<=10

=AND($AO8810,$AO88<20)

=$AO88=20

My problem is that blank cells are being formatted as for condition 3 and I
don't want it to be!!

Any help would be truly appreciated

Cheers
