Default IRR Problem

Hello,

I'm having difficulty calculating an IRR for a set of cash flows. The cash
flows are as follows:
-$450,000.00
-$70,107.78
-$10,107.78
-$10,107.78
$531.81
$870.43
$2,304.77
$4,236.44
$2,725.67
$1,170.24

I keep getting an error message (#NUM!). The formula I'm entering is
=IRR(the cell range). I have also tried it with a guess value but the error
is the same.

Help.

Thanks in advance.

Jeff
