CAN YOU TELL ME HOW TO ADD PMI INTO THIS CALCULATION? FOR EXAMPLE, IF THE PMI IS $43.22/MO FOR 58 MONTHS UNTIL IT REACHES 78% LTV... HOW WOULD I MODIFY THE "RATE" CALCULATION TO CONSIDER THIS INTO THE APR?
